Customer Service Department of CRIMEA NIO PROJECT JS Co. will ensure technical following of project and pre-project documentation, following of projects at reviewing authorities, legitimating of land relations, check of construction project documentation, choice of plots of land for construction of any buildings and for compensating landscape gardening. There are in the sphere of our professional activity all works which are connected with investors’ intentions implementation and coordination it with regulations.
Customer Service Department accepts the following functions:
Specialists of department exercise connection between investors, projectors, contractors, and permissive authorities. They coordinate projectors’ offers, harmonize project determinations with requests of permissive authorities, exercise control project decisions implementation by contractors. Management effectiveness increases considerably under such approach. Instead of strict functional management structure, when differentiation between departments realizes in dependents of employee’s specialization (architect, engineer, technologist, ecologist-projector, acoustician engineer), more flexible and effective structure appears. In this management structure, specialists above mentioned take part in one project under the direction of project manager. Customer Service specialists have high level of skills and broad experience in building and environmental projects.

- Acquisition of technical requirements for engineering connections;
- Procurement of conclusion about plot of land choice;
- Preparation and concordance of town construction plan;
- Passing of appraisals;
- Construction permitting;
- Making of executive documentation;
- Procurement of references about technical requirements execution;
- Procurement of conclusion about object compliance with project, building norms, and technical regulations;
- Going into operation permitting;

- Consultations with investor and Cities’ authorities specialists;
- Evaluation opportunity of principal permission documents;
- Preparation of contracts with General contractor and subcontracting organizations; Initial data, including:
- Principal executive document permitting projection and construction;
- Town building conclusion;
- Draft No 1;
- Draft No 2 (Plan of plot of land with engineering loading calculation);
- Geological underlying base;
- Construction certificate;
- Technical requirements for connection to town pipelines and networks;
- Initial data about ecology, engineering geology, technical state of existing buildings, project statement; - Preparation of all necessary documents for designing commencement and endorsement of initial permission documentation complete set, taking measures for Customer’s commitments minimization;
- Preparation and carrying out tender among of project companies for General projector ascertainment and also designing subcontractors;
- Contracts preparation for projecting organizations;
- Tender documentation preparation, tendering management for building General contractor ascertainment and also subcontractors;
- Preparation and approval Requirements Specification for project documentation development;
- Acceptance of the project documentation;
- Matching of project chapters with municipal authorities;
- Matching of documentation package with architectural authorities, commission of experts, and, as need, in Federal commission of experts;
- Construction permitting in State Architectural-Construction Supervisory Inspectorate;
- Matching, approval, and re-approval management of project-estimate documentation. Also respective documentation corrective action as per remarks and conclusions of experts’ commissions;
- Customer Service realizes technical supervision for building works execution, including:
- Works executed quality inspection;
- Acceptance of executed works real amount;
- Checking of executed works reports (Forms No 2 and No 3);
- Covered-up works acceptance;
- Acceptance of critical structures’ assembly adjusting elements;
- Acceptance of assembled equipment;
- Equipment tests inspection;
- Acceptance of executive documentation;
- Participation in working trial board for construction finished object acceptance;
- Organization and participation in the State acceptance committee’s activity; - Tenders organization for selection of equipment, building materials, and building structures suppliers for the purpose of the project optimal cost and quality factors achievement;
- Customer Service ensures preparation contracts with suppliers;
- Alternative proposals preparation regarding to some subcontractors and in case of its contract obligations non-fulfillment. Also in case of need of technological and technical alterations.
